Hants & Kings County Real Estate Market Update — July 2026

Thinking about buying or selling in Windsor, Wolfville, Kentville, or elsewhere in Hants and Kings County? Here's what July 2026's real estate numbers mean for you.

Kings County: Still Heating Up

Kings County (Wolfville, Kentville, New Minas, and surrounding areas) had a strong July. New listings jumped 16% year-over-year to 109, and pending sales were up 19%. That extra supply is getting snapped up fast — 73 homes closed in July, and sellers are still receiving close to full asking price, at 98.2% of list price on average.

The number buyers will feel most: the median single-family sales price hit $440,000 in July, up 10% from a year ago. Year-to-date, the median sits at $435,000. Homes are taking a little longer to sell than last year — 44 days on market in July versus 40 in 2025 — but that's still a healthy pace, not a slowdown. With 4.0 months of supply, Kings County remains tilted toward sellers, though it's inching closer to balanced.

Hants County: More Breathing Room

Hants County (Windsor and area) tells a slightly different story. New listings were down 4.3% in July, and year-to-date closed sales are off 10% compared to this time last year. Prices pulled back a bit too — the July median sale price was $466,750, down 4.9% from a year ago, though the year-to-date median of $475,000 is still slightly ahead of last year.

The most useful number for buyers here: months of supply climbed to 4.6, up almost 18% from a year ago. That means more choice and a bit more negotiating room than in Kings County right now. Sellers are still doing well — homes sold at 97.9% of list price in July — but the market has cooled just enough to favour buyers a little more than it did a year ago.

What This Means If You're Buying or Selling

If you're selling in Kings County, this is still a strong market — price growth is real and homes are moving. Pricing it right from day one still matters, since buyers have more new listings to compare against than they did last year.

If you're selling in Hants County, don't be discouraged by the softer July numbers — homes are still selling close to asking price, it's just taking a bit longer and there's more competition from other listings.

If you're buying in either area, Hants County currently offers a bit more selection and slightly more room to negotiate, while Kings County is competitive but still moving at a reasonable pace.

(Quick note: condo sales in both counties are very low-volume right now — a handful of transactions each — so those numbers swing a lot month to month and shouldn't be read the same way as the single-family stats.)
